In early 2024, we purchased a 6-bedroom, 3-bathroom mid-century modern home in Norton Shores, MI, with the goal of turning it into a profitable short-term rental. After completing a full renovation, the property now boasts an inground pool, a game room with a pool table and wet bar, and can accommodate up to 14 guests, making it the perfect luxury getaway for large groups.

Challenge

When underwriting this property, we projected a rental income range of $125,000 to $145,000. To ensure we had the right strategy in place, we met with five of the most recognized property management companies in West Michigan. Although their fee structures were similar to ours, their rental income projections were significantly lower—around $90,000 to $105,000 for the first year. When we inquired about how they could achieve the higher end of the range, we found their pricing and marketing strategies lacking in creativity and effectiveness.

Listing Optimization: Creating a listing on any OTA is simple, but standing out in a crowded marketplace requires a more strategic approach. We work with Michigan’s top STR photographer to capture the essence of the experiences our properties offer.
