Property Overview


Nestled on the south side of Holland, Michigan, The Maple is a stunning 9-bedroom, 5-bathroom home that has been fully renovated to offer a luxurious retreat. This spacious property is packed with incredible amenities, including a large inground pool, hot tub, fire pit area, game room, theater room, and an immaculate chef’s kitchen. Every detail has been thoughtfully designed to create a perfect setting for relaxation, entertainment, and unforgettable gatherings.

Challenge

When we first walked through The Maple, we were immediately impressed by its potential and the fantastic location. However, initial Airdna projections suggested an annual rental income of just $118k, which made the investment seem less promising. After conducting further analysis and evaluating dozens of comparable properties in the area, we confidently projected annual rental income in the $200-230k range. We believed in our team, our processes, and the property’s true potential, so we took the leap.

Thankfully, our confidence paid off. Within the first 30 days of going live and uploading professional photos, the bookings started pouring in—5 in one day for a single property! By the end of the first month, we accumulated $180k in bookings and have since adjusted our full-year projections to $270-300k, far surpassing our initial expectations.

Off-Platform Marketing:
While we’ll always be grateful for the marketing reach provided by Airbnb and Vrbo, we know that millions of other hosts are also benefitting from their platforms. To stand out, we’ve had tremendous success partnering with local wedding venues, golf courses, and the Holland Aquatic Center to be featured on their websites as the go-to short-term rental in the area. These strategic partnerships have generated an influx of direct bookings, allowing us to be booked well ahead of typical lead times and at average daily rates that far exceed market expectations.

Revenue Management:
We started by analyzing over two dozen comparable properties in the area, grading them based on factors like location, amenities, and design. Using this data, we evaluated demand patterns in the market through PriceLabs to ensure we're maintaining high occupancy during the off-season while maximizing average daily rates (ADR) during peak season. This strategic approach has allowed us to outperform larger properties closer to Lake Michigan, achieving exceptional results in our first year.
